This Cookie Policy explains how SILVER OAK PROPERTIES (“we”, “us”, “our”) uses cookies and similar technologies on this website, and the choices available to you. This website is operated by SILVER OAK PROPERTIES L.L.C, trading as SILVER OAK PROPERTIES, a real estate brokerage with offices in Dubai and India. Registered address: 10-02, The Bay Gate Tower, Business Bay, Dubai, UAE. Trade licence: 923789.

This website does not use cookies for advertising and does not carry an advertising pixel. Two analytics tools are used to understand which pages visitors find useful. Neither sets a cookie unless you select Accept on the cookie banner — and where no banner has been shown, neither tool is active. This Cookie Policy should be read together with our Privacy Policy, which covers our processing of personal data more generally, and, where you apply for a role with us, our Careers Privacy Notice.

What Cookies Are

A cookie is a small text file that a website asks your browser to store, so that a later visit can be recognised as coming from the same browser. Two related technologies serve a similar purpose and are addressed in this policy: local storage, which retains a value on your device until it is cleared, and session storage, which is cleared when the browser tab is closed. Most of the information this website retains on your device is held in local or session storage rather than in cookies.

Analytics Cookies We Use

A web analytics service measures visits and identifies which pages and search terms bring visitors to the website. Before consent is given, it operates in a restricted mode: it sets no cookies, cannot recognise a visitor between visits or across pages, and reports only that an anonymous visit occurred. Once consent is given, it sets cookies so that a repeat visit can be recognised as the same browser — at the time of writing, named “_ga” and “_ga_” followed by an identifier, with a duration of up to two years. That provider acts as a data processor in respect of the information it receives, and its own privacy terms apply.

A session-recording service records how pages are used, including where visitors click and scroll and which parts of a page receive attention, and records individual sessions for review. It does not operate until consent is given, and no information is transmitted to it before then. Text entered into forms is masked by default. Once consent is given, it sets cookies — at the time of writing, “_clck” and “_clsk”, with a duration of up to one year — and that provider may set a further identifier on its own domains.

Other Technologies We Use

The technologies below are not cookies and are not analytics. They allow the website to remember your own choices and to function correctly. Everything listed below is stored on your device only and is never transmitted to us or to any third party.

Retained until cleared (local storage):

• Your response to the cookie banner, so that it is not shown again on every page.
• The display currency selected in the site header.
• A cached exchange-rate table, so that prices convert without a further request.
• A record that the site pop-up has already been shown, so that it is not shown twice.

Cleared when the browser tab is closed (session storage):

• A record that the introductory animation has already played, so that it does not repeat within the same visit.
• The most recent 20 JavaScript errors encountered on the page, retained for troubleshooting purposes only. This information is not transmitted to us.
• A short-lived cache of content already retrieved by the page — property listings, articles and similar content — so that returning to a recently viewed page does not require a further request. Each entry expires after approximately five minutes and contains only published site content.

Used only where the chat assistant is enabled, and only once it has been used:

• A device identifier, so that a conversation may be continued rather than restarted. Retained until cleared.
• A record of your acceptance of the chat terms, including the date, time and version accepted. Retained until cleared. This record is held on your device only and is not a copy of any record held by us.
• A counter limiting the number of messages that may be sent within a short period, to prevent misuse of the assistant. Retained until cleared.
• A record of whether a conversation is currently open, so that it persists when navigating to another page. Cleared when the browser tab is closed.

Third-Party Services

Certain parts of this website are provided by third parties. Where this is the case, your IP address and browser information are received directly by that third party because your browser requests content from it:

• A mapping provider — displays the office location in the footer of every page. It loads as you scroll toward the footer rather than with the page itself, but does so without requesting consent, and may set its own cookies.
• A bot protection provider — runs a bot-detection check on pages that contain a form, to confirm that a submission originates from a person rather than an automated script. This is a security measure rather than a tracking technology and is not subject to the cookie banner; without it, our forms would be subject to automated abuse within days.
• A meeting scheduling provider — used only on pages where a meeting may be booked.
• Our content management system and image storage provider — property listings, articles and images are retrieved as the page loads.

Managing Your Preferences

Clearing this website’s cookies and site data through your browser removes your saved response and causes the cookie banner to reappear, allowing you to choose again. This also removes any information retained by the two analytics tools described above, together with everything listed under “Other Technologies We Use”.

Every major browser allows cookies to be blocked entirely, or third-party cookies only, through its privacy settings — typically under Settings, then Privacy. In Chrome and Edge, look for “Cookies and site data”; in Safari, “Manage Website Data”; in Firefox, “Cookies and Site Data”. A single site can usually be cleared without affecting others.

Please note the effect of blocking all cookies and site data on this website: your selected currency will not be remembered, the cookie banner will reappear on every page because your response cannot be saved, and forms may fail to submit because the bot-detection check cannot complete. No part of this website requires a login, so access to the site itself is not affected.
